South Padre Island Drive (US-358) is the dominant commercial artery and its intersections with Staples Street and Airline Road anchor the metro's highest retail traffic counts.

Site-selectors should focus on the SPID/Staples Street node for mass-market retail and the Ennis Joslin Road and Weber Road intersections for neighborhood service concepts with above-average household income demographics. The Calallen/Robstown corridor along US-77 northwest of the bay is the only land-connected suburban growth zone and is significantly under-retailed.
