Why Dayton's drive times defy radius math.
The Great Miami River floodplain limits development in a north-south swath west of downtown, while the Mad River valley slices diagonally through the east side — together these water features mean drive-time from downtown can vary by 5 minutes or more depending on direction to adjacent neighborhoods at equal distance. I-75 north toward Vandalia and I-70 east toward Beavercreek are the fastest suburban access corridors.
The Beavercreek and Centerville corridors east and south of Dayton via I-675 carry the highest incomes and fastest household growth in the metro, making them priority targets for franchise expansion. The Austin Landing development at I-75 and Austin Boulevard in Miamisburg has become the metro's premier mixed-use trade area node.
