The Franklin Mountains State Park bisects El Paso into west and east sides, and the Transmountain Road (US-375) is the only direct crossing — during peak commute periods, Transmountain adds 8-12 minutes, creating near-total market isolation between West El Paso and the Eastside. The Rio Grande and international boundary with Ciudad Juárez, Mexico eliminate all southward isochrone expansion and create a dead zone that accounts for 25-30% of a downtown site's natural circular trade area.
The east El Paso market along Zaragoza Road and Lee Trevino Drive is the highest-growth franchise corridor, driven by dense middle-income residential development in northeast El Paso and the Fort Bliss military community along Montana Avenue. West El Paso along Mesa Street from UTEP to the New Mexico state line captures the metro's highest-income households and is consistently underserved by premium QSR and service concepts.
