The Grand River through downtown and the softwood-dominated Kent County terrain create modest isochrone irregularities, but the more significant constraint is the agricultural and resort land west of Hudsonville along I-196 — the lakeshore effect reduces density rapidly west of the M-6/US-131 interchange, compressing effective western reach for Grand Rapids sites. US-131 north through Wyoming and Wyoming Township provides fast arterial access that inflates northward isochrones for south-side sites.
The Cascade Road/28th Street intersection in Cascade Township and the Knapp's Corner area along Knapp NE in Plainfield Township are the two most competitive franchise real estate zones in the metro. Byron Center and Caledonia along 68th Street SE represent an underserved south corridor where household formation is outpacing retail supply and franchisors have consistently underestimated the trade area depth.
