Why Henderson's drive times defy radius math.
The I-215 Beltway arcs through Henderson from the northwest to the southeast and is the primary driver of isochrone shape — sites adjacent to its interchanges at Eastern, Stephanie, and Green Valley Parkway can access nearly all of Henderson within 12 minutes. Lake Mead to the east and southeast creates a hard boundary that eliminates any expansion in that direction, but the lake's recreation draw generates significant weekend traffic on Boulder Highway and Lake Mead Parkway.
Franchise developers should focus on the Green Valley Ranch and Anthem corridors, which have the highest household incomes in Henderson and the strongest retail spending per capita in the Las Vegas metro. The Cadence and Water Street redevelopment areas in downtown Henderson are emerging retail corridors where franchise operators can establish first-mover positions ahead of continued residential densification.
