Why Indianapolis's drive times defy radius math.
I-465 forms a near-perfect 53-mile ring around the metro, and the four interstates (I-65, I-69, I-70, I-74) plus I-865 create an efficient radial network. Flat terrain and a strong grid produce predictable isochrones across most of Marion County and the doughnut counties (Hamilton, Hendricks, Johnson, Hancock, Boone). The White River creates minor crossing constraints downtown but nothing comparable to lake-and-bridge markets. Indianapolis's central US location and major freight infrastructure (FedEx hub, Amazon facilities, intermodal rail) drive significant daytime employment in distribution corridors that retail analysts often underweight.
Franchise developers should weight Hamilton County heavily — Carmel, Fishers, Westfield, and Noblesville all carry above-metro income and growth, and the US-31/Keystone corridor through Carmel is one of the strongest retail spines in the Midwest. The northeast suburbs along I-69 toward Fishers are absorbing the largest share of recent growth. Indianapolis's representativeness and clean isochrone behavior make it a strong national test market, but trade-area thresholds calibrated downtown won't translate to Hamilton County's much higher household incomes.
