San Pedro Bay and the Port of Long Beach occupy the entire southern and southwestern edge of the city, meaning a 15-minute isochrone from the waterfront extends only northward and eastward. The I-710 corridor is essential for northward expansion but is routinely congested with port truck traffic, compressing northward drive-time reach dramatically between 10am and 6pm on weekdays.
Franchise site selectors should examine the Lakewood Boulevard and Carson Street corridors, which carry high daytime retail traffic without the port-congestion penalty of the 710. The 2nd Street Belmont Shore corridor and Bixby Knolls serve the highest-income residential clusters in Long Beach and are strong locations for premium concepts with both local and regional draw.
