Why McAllen's drive times defy radius math.
US-83/US-281 (the Expressway) running east-west is the Valley's commercial spine, and drive times along this corridor are longer than they appear due to the density of traffic signals and cross-traffic from the continuous strip development. The Rio Grande and its flood plain eliminate any southward reach, making true isochrones half-circles rather than full rings.
The fastest-growing residential areas are north McAllen and Mission along US-83 west, with major retail anchors at La Plaza Mall and the Palms Crossing corridor. Franchise operators should prioritize sites between McColl Road and 10th Street along US-83 where the highest crossover traffic between neighboring cities occurs.
