The Canadian River floodplain to the south and Lake Overholser to the west are the main geographic distortions — sites in Moore and Midwest City are largely unaffected, but Norman-facing isochrones from south OKC sites cross the Canadian River via I-35 with minimal delay. The I-35/I-44 stack interchange is the busiest interchange in the metro, making Crossroads Mall area sites uniquely accessible but also subject to heavy congestion.
The Quail Springs corridor along US-77 (Broadway Extension) in north OKC and Penn Avenue in Edmond is the metro's dominant high-income retail zone, with strong QSR and service franchise performance. The Yukon/Mustang US-270 corridor west of I-35 is an underserved growth market where residential development has outpaced retail supply significantly over the past five years.
