Why Phoenix's drive times defy radius math.
The Valley's grid arterial network (Bell, Thunderbird, Camelback, Indian School, McDowell, Baseline) is on a strict one-mile spacing, and the freeway loops (101 in the West Valley and north, 202 in the East Valley and south, 303 further west) carry suburban traffic efficiently. Mountain preserves carve sharp notches into otherwise-circular isochrones — a site near Paradise Valley has to route around Camelback Mountain, and South Mountain effectively cuts the South Phoenix submarket off from the Ahwatukee submarket despite their geographic adjacency.
Phoenix is one of the most forgiving major metros for franchise drive-time modeling because the grid is so consistent — a 15-minute isochrone behaves predictably across most of the Valley. East Valley submarkets (Tempe, Chandler, Gilbert, Mesa) carry above-metro income and growth, and the 101/202 interchange at Loop areas in Chandler and north Scottsdale are among the strongest dual-catchment sites in the Southwest. Brands should also weight summer-adjusted trip frequency, as 110°F+ days measurably suppress walk-in foot traffic and shift drive-time elasticity for outdoor-adjacent categories.
