The Monongahela, Allegheny, and Ohio Rivers converge at the Point and create mandatory bridge crossings in every direction; during peak hours, the Fort Pitt and Fort Duquesne bridges add 4-6 minutes, effectively cutting southern and eastern isochrones in half. Steep valleys along Route 19 (Washington Pike) to the south and Route 8 to the north mean that highway-adjacent pads capture far more trade area than in-valley locations.

The I-376 Parkway East corridor through Monroeville and the Pennsylvania Turnpike I-376 interchange are the eastern metro's highest-volume retail zones, drawing from Churchill, Forest Hills, and Penn Hills. South Hills Village along US-19 in Bethel Park and the South Hills area remain underserved relative to population density, offering site opportunity for service franchises.
