The James River cuts through Richmond's urban core, creating bridge chokepoints at the Boulevard Bridge and the Manchester Bridge that add 3-5 peak minutes for cross-river isochrones — a Carytown retailer's southward reach into Manchester is meaningfully shorter than a flat grid would suggest. I-95 north-south and I-64 east-west form a clear quadrant system, and isochrones from sites near interchanges are heavily biased toward the freeway axis.
The Midlothian Turnpike (US-60) corridor through Chesterfield County is Richmond's highest-volume suburban retail spine, with strong income demographics and dense residential development along the Swift Creek Reservoir edge. Short Pump in western Henrico County along I-64 is the metro's most active QSR and fast-casual cluster, with household incomes well above the metro median.
