The Savannah River cuts the metro cleanly from Hardeeville SC, so northward isochrones terminate at the Talmadge Bridge — a meaningful barrier for any site on the Georgia side. I-95 bisects the Southside, enabling strong 10-minute sheds along Abercorn Street from Oglethorpe Mall south to Gateway, where the region's highest household incomes cluster.
For franchise site-selection, the Abercorn Street corridor from Mall Boulevard south to the 204 interchange is the dominant spine, combining density, income, and visibility. The Pooler/Godley Station node near I-16 and I-95 is the fastest-growing quadrant and underrepresented in sit-down dining and service retail.
