Inside the loop, the Monroe Street and Apalachee Parkway corridors carry the highest retail traffic, but signal timing and pedestrian crossings compress effective drive speed to under 20 mph during peak hours.
Franchise developers targeting Tallahassee should prioritize the Mahan Drive corridor east of Capital Circle, where residential growth is fastest and retail is still catching up. The Thomasville Road corridor north of I-10 serves the highest-income zip codes in the market and supports premium retail concepts with a well-educated, state-government-employed consumer base.
